Welcome!  I’m so happy to have you as my guest  I hope you have a wonderful time in the “Historic Blue Bungalow” featured on HGTV!  12 South is an incredible neighborhood conveniently located near wonderful shops and restaurants and just minutes frown downtown Nashville.  Enjoy your time and kindly be respectful of my home and neighbors.

Directions and Parking: Take the Wedgewood exit off Highway 65.  Head west two blocks and turn left on Acklen Avenue.   The “Blue Bungalow” is located on the right hand side at the corner of Acklen and 11th.  Please find parking directly in front of the house or anywhere on 11th Ave.

Check in & Keys: Please notify me of your estimated time of arrival and departure prior to check-in day.  On the day of check-in, kindly text or call me when you’re a few minutes away so I can plan to meet you.  I will greet you and go over a few helpful details to get you settled and acquainted with the house.   I will provide a four-digit access code prior to your arrival that unlocks the front and back doors.  Please lock the house any time you’re not at home by pressing the “Schlage” button on the keypad (note: the doors do not lock automatically).  

 

House Notes:

• This is a shoe-free home.  Kindly remove your shoes at the door and keep them off of the carpets.  I have provided hotel slippers for your stay that you can find in a basket by the front door.  Please help yourself to a pair to wear and keep. 

• Brand new hardwood floors are located throughout the home.  Kindly be considerate of dragging luggage or other items to prevent scratching.  

• Advise Jessica 6 hours in advance of all visiting guests.

• Please do not rearrange any furniture.

• Cleaning supplies and garbage bags can be found under the kitchen counter. 

 

Thermostats:

• NEST THERMOSTATS:

  • Located in the living room and upstairs landing.

  • Turn or press the nob to start.

  • Turn the nob to “Mode”, then press the nob in at the bottom to select.

  • Select Heat or Cool to set your preferences.

  • Kindly turn heat or air off when you’re not in the home.

 

Backyard:

• Cushions for the patio furniture are stored in the laundry room.  Please bring these outside to enjoy but put them in the house whenever you’re done using them (as the elements can ruin the cushions).  

• Please note that patio furniture is stored and put away during the winter months.

• There is a gas grill available.  To use, open the grill top cover, slowly turn the valve on the propane tank to open.  Wait about 30 seconds, then hold the “light” button while turning the first nob on the left to the on position.  Subsequently turn the other knobs once the first burner is lit to activate the remaining two.  When you are done, please use the grill brush to clean the grill and put it away as you found it.  

 

Kitchen:

• Please find a wonderful Nespresso machine available for your use on the coffee bar.  I have set out some Nespresso pods and waters for you to enjoy!   I ask that you kindly do not eat my food though.  

• Please wash, dry and put away all dishes/appliances.

• To run the dishwasher: Fill only the large main cup halfway with detergent (found underneath the sink).  Hold the “start” button to run a normal cycle.  When the dishwasher is running, a red light will appear on the floor. 

 

Bathrooms:

• Please find soap and shampoo in the showers for your convenience.  Please do not use my personal products or belongings located in the master or guest bathrooms.  

• Keep all towels off the floor and allow them to air dry to prevent mildew.

• One set of bedding provided per room per guest(s) stay.  For extended stays please launder your bedding at least once per week.

 

Laundry Room:

• Washer and dryer are available for your use.  Please be sure to empty the lint trap in the dryer and to keep the lid and detergent drawer of the washer open to dry out when not in use.

• Iron and ironing board can be found here for your use.

 

Living Room:

• TELEVISION: Remote is located on the coffee table.  Basic cable and Netflix can be accessed through this.  Please enjoy my subscriptions but do not purchase any additional services on my account. 

 

Trash:

• Please take out all trash.  Trash cans are located in the alley at the back of the house.  Walk around the front of the house and follow the sidewalk along the outside of the fence to the alley where there are two cans in the driveway.  The brown can is for all garbage and the other can is for recycling including (hard plastic, paper, cardboard, but NO glass or soft plastic)

• Extra trash bags are located under the kitchen sink. 

 

Departing:

• Please advise me of your check out time and be sure to lock all doors and close all windows prior to departure. 

• Please turn off all lighting and thermostats.

• Please wash, dry and put away all dishes/appliances.

  • Kroger: Nearest grocery store located at 2201 21st Avenue South.

• Coffee Shops/Restaurants:  

  • Jeni’s Splendid Ice Creams: The reason I moved to 12 South!  My absolute favorite ice cream.  A must try!

  • Bar Taco: Great Mexican and street style tacos.  Great place to sit out on the patio on a nice day and enjoy a margarita.              

  • Frothy Monkey: A Nashville coffee stable.  Great brew and food

  • Five Daughters: Cronuts!  Need I say more?

  • Burger Up: Upscale burgers and great atmosphere.

  • Josephine: Upscale American dining.   Great cocktails.  

  • Epice: Excellent Lebanese food.  Lovely outdoor dining.

  • Edley’s: Delicious BBQ!
